Features of the model city and estate change over the years. Slowly, the dominance of cars and wide lanes for several car lanes in urban areas is fading. Large cities, known as pioneers in urban planning such as Barcelona or Copenhagen, promote a sustainable transportation model, separated quarters or entire neighborhoods with a predominance of pedestrian and cycling traffic. In terms of energy, the model for large housing complexes and central providers of electricity and heating is gradually adapting to changes, seeking local and independent solutions. Social and demographic changes are influencing our environment. Closed estates built in the 90s are slowly opening their fences. Citizens received civic budgets from which common squares, mini parks or playgrounds are created. Today we want to live differently. More and more often we seek employment with remote work options. It bothers us that we don't know our neighbors. We want the necessary infrastructure near home, but also to live in a green, peaceful environment. For shopping, we prefer to go to the neighborhood store or local discount store instead of spending Sundays at the shopping mall. We see these changes and react to them. Today we present an estate for the future, not modeled on neighboring investments, trying to meet the needs of tomorrow. Locations with three bedrooms, however, located on an optimal area of less than 100 m². Balconies for two cars that can also serve as a green pergola, shade for bikes or additional space for recreation. Wide, green communication paths with alleys and limited traffic, where cars are guests, and children and pets are hosts.
