KOSOCICKA AMBIENT is a development of 24 detached, two-story buildings. The properties are divided into three main types, differing in terms of additional features such as balconies or garden layouts, with each type containing two residential units with an approximate floor area of 100 m². Each residential unit on the development is two-level and has access to a garden – only some also have an additional terrace on the first floor.
The unique building layout and their irregular positions create a natural arrangement – a structure was created that fits into the existing landscape and natural conditions. This results in a more complex spatial rhythm, better integration with the surroundings, and greater comfort for residents while maintaining a consistent aesthetic of the entire development. The perspective constantly changes – instead of one central view, there are short scenes where houses occasionally hide and reveal different green views.
The layout of the apartments is designed to leave as many trees growing on the development site as possible. Additional planting, terraces, and green roofs were also planned – what you see in our visualizations is a real green management project.
Each residential unit will be equipped with an individual heating pump and access to installation for rooftop solar panels. Underfloor heating and heat recovery will provide comfortable living conditions. Each apartment will have one parking space in the garage, and the possibility of parking an additional car on the driveway. Rainwater will be collected in tanks and used for watering gardens.
Our offer includes 48 two-level apartments – each is a five-room apartment with two bathrooms, a garden, and an additional garage. Some apartments have access to a terrace on the first floor.
The residential units will be delivered in a developer-ready state, including:
• Concrete foundations
• Gypsum plaster
• Aluminum windows (tilt-and-turn with double glazing, one window in the HS type apartment)
• Underfloor heating powered by a heating pump
• Heat recovery ventilation system
• Wiring for alarm system
• Internet connections to each residential unit
• Preparation for air conditioning installation.
Additionally:
• Preparation for solar panel installation in the form of a trench with an outlet to the main distribution box
• The possibility of watering the garden with rainwater
Room heights range from 265 cm to 336 cm
Parking Spaces
All residential units will have parking spaces in garages (standalone or integrated into the building structure). Additionally, there is a possibility of parking on driveways and in other designated areas.
Gardens
All residential units will have access to private gardens with varying sizes – from 70 m² to 280 m². The gardens will be exclusively for the use of Owners, and their area will be enclosed by fencing.
